Terms & Conditions

Definitions:
​
“Booking” means the period for which you have paid to stay at the property.
“Property” means either Ulica Savar 8a, Savar Dugi Otok and all its fixtures, fittings and equipment or Velebitska ulica 1, Zadar and all its Fixtures, fittings and equipment.
“Owner” means the owners and managers of the property.
“Guests” means persons who stay overnight in the property during the booking.
“Visitors” means persons guests permit to visit the property during the booking.

By paying the deposit you agree to abide by these terms and conditions. Departure from the same by you or any guests or visitors in your party permits the owner to refuse the key, amend the rent, immediately terminate occupancy or withhold part or all of the security deposit.
The property is let to you for the purpose of accommodation only, for the number of guests and period stated on the booking form.

The property is not to be used for adolescents, group gatherings, a meeting place, any function or event.
Visitors are not allowed without the owner’s consent. Small gatherings of visitors during the day (eg lunch) may be approved subject to the owner’s consent. An increase in rent and security deposit may be necessary.

A booking is confirmed upon receipt of 25% down payment of the rent by bank transfer. The deposit is non-refundable.
​
The balance of the rent is required 30 days prior to the arrival date. If a booking is made less than 30 days before your arrival, payment of the rent in full is required.
​
If a booking is cancelled (after May 15th) the rent paid is not refundable unless the property is re-booked (for the same rent) for the entire period, in which case a cancellation fee of 15% of the remaining rent paid will be charged.

A refundable security deposit (of 400€/week) will be charged with all bookings and is payable when the balance of the rent is due. Pending a property inspection and assuming there is no loss or damage to the property, the security deposit will be refunded within 7 days of your departure.

If you make a booking and official coronavirus travel restrictions are put into place in your home country, or if official border closures (domestic or international) prevent your travel, or if you have a medical certificate to show that you are a potential coronavirus risk, then we will give you an automatic postponement of your booking, up to 12 months away or offer a refund.

Check-out is 10am (unless other arrangements have been made).

Pets are not permitted.

Smoking is not permitted inside the property. Guests smoking outside the building have to make sure to dispose of cigarette ends properly in the trash-bins as there is a fire risk during summer period.

Guests and visitors must not create noise which is offensive to neighbours at any time during their occupancy, but especially between the hours of 10pm and 8am.

The use of the decks between the hours of 10pm and 8am is subject to ensuring that no offensive noise and or anti-social behaviour is carried out. This includes talking loudly on your mobile phone.

Bins are located in the village at 3 places. Please respect the indications on the coloured bins and separate garbage accordingly.

The property must be left in a neat and tidy condition. You will be charged for excessive cleaning charges.

Do not stand on the kitchen chairs. There is a step up stool in the broom cupboard.

Do not use the indoor-furniture like chairs and sofas if sun-screen-protection has been applied unless you are dressed and your skin is covered by clothes.

Crockery and cutlery must be put into dishwasher and turned on.

The BBQ hotplate must be wiped clean, if used, and left in the state you found it.

All windows and doors must be locked when vacating and/or while using the air-conditioning.

Any furniture which is moved, including outdoor furniture, must be returned to where you found it.

Two sets of keys will be handed over and have to be returned entirely. In the event you forget, they must be mailed to the owner within five (5) days. 50€ will be charged for any lost key.

The owner is not responsible for any injuries, illness, accidents or loss that may occur to guests or visitors whilst staying at the property. Travel insurance is recommended.
